When an inspection is worth paying for
Before you buy a house. A general home inspection usually views the roof from the ground or from a ladder at the eave. That is not an inspection of the roof. On a Calgary purchase, roof condition can be a five-figure difference in what the house is worth.

What we inspect

The covering
Shingle condition, granule loss, cracking, curling, lifted tabs, hail bruising, and fastener condition. On low-slope roofs: lap integrity, blistering, punctures, ponding evidence and surfacing condition. On metal: fastener washers, seam condition, panel movement and coating integrity. On tile: cracked and slipped tiles, bedding condition and visible underlayment.
The details
Flashings at every wall, chimney and skylight. Valley condition. Plumbing vent boots. Vent caps and their fasteners. Drip edge and rake edge. Every penetration, because every penetration is a joint.
Drainage
Eavestrough condition, slope and attachment. Downspout discharge. On low-slope roofs, drains, strainers, scuppers and evidence of ponding.
The attic
The part most inspections skip and the part that answers the most questions. We look for:
- Stain trails on sheathing and framing, which show the path water actually took
- Frost or moisture on the underside of the sheathing
- Wet or compressed insulation
- Insulation depth and coverage at the perimeter
- Whether the soffit intake is actually open, checked by looking for daylight at the eave bays
- Whether baffles are present
- Whether bathroom, kitchen and dryer exhausts discharge outside or into the attic
- Deck condition and any delamination

What you get
Draft A written report, not a verbal opinion at the door. It contains:
- Photographs of every slope, and a close photograph of every defect found
- A plain-language condition summary: what the roof is, how old it appears to be, and what shape it is actually in
- A prioritised list split three ways: fix now, fix this year, and monitor
- Where relevant, what the repair would cost and what a replacement would cost, so you can compare them
- Attic observations where access exists, because a lot of what looks like a roof leak is not one
If nothing needs doing, the report says that. That is a legitimate result and you still get the document.

Draft A documented roof inspection in Calgary generally runs $200 to $400 for a standard residential roof, more for a complex or steep roof, or for a commercial building priced by area. A post-storm look to tell you whether there is claimable damage is normally free.

Draft Usually 45 to 90 minutes on the roof and in the attic for a standard house, longer for a complex roof or a commercial building. The written report follows within 1 to 2 business days.
Do you inspect from the ground or from a drone?
Draft On the roof, wherever it is safe to walk it. This matters more than it sounds: hail bruising is found by hand, not by eye. A bruise is a soft spot where the mat has fractured under the granules, and you find it by pressing on it. No drone photograph and no ground-level inspection will find one, which is why a "drone inspection" after a hailstorm can miss the exact damage you are trying to claim for.
A drone is useful for a roof too steep or too fragile to walk, and for documenting a large commercial field quickly. It supplements the inspection; it does not replace it.
Will you tell me I need a new roof?
Only if you do. An inspection that ends in a replacement quote every time is a sales call, not an inspection.
Can you inspect a roof in winter?
Snow cover limits what can be seen on the covering. The attic inspection is actually more informative in winter, because frost accumulation is visible.
