What building owners are actually buying
A commercial roof repair is a risk transfer. The owner is not buying membrane, they are buying the removal of a business interruption. That changes what matters.
Documentation before work. A written scope with photographs, so the decision can be defended to a landlord, a board, or an insurer.
Certificates on file. WCB clearance and a certificate of insurance naming the building owner. Without both, most property managers cannot issue the work order.
Scheduling around occupancy. Tenants, deliveries, and rooftop mechanical service all have to keep running.

Systems
SBS modified bitumen. Two-ply, torch-applied or self-adhered. Handles rooftop traffic better than single-ply and repairs cleanly. See SBS roofing.
EPDM. Single-ply synthetic rubber. Seams are taped or adhered. Repairs are patch-and-prime.
TPO and PVC. Single-ply thermoplastics, hot-air welded. Welded repairs restore the original seam strength. PVC additionally resists grease, which matters on restaurant roofs with kitchen exhaust.
Not tar and gravel. Our insured scope of operations is roofing and repair excluding hot tar. We do not run kettles or rebuild traditional built-up systems.

Where commercial roofs leak
Almost never in the middle of the field.
Curbs and mechanical units. Rooftop HVAC curbs are the single most common leak source on a Calgary commercial roof. Base flashing pulls away, counter flashing is missing, or a service technician has cut the membrane to run new conduit and sealed it with silicone.
Parapets. Coping joints open with thermal movement. Water enters the top of the wall, not the roof, and shows up two metres inside.
Drains and scuppers. Compressed clamping rings, blocked strainers, and drains that sit above the low point.
Penetrations. Conduit, gas lines, exhaust fans, and anything installed after the roof went on.
Transitions. Between roof sections of different heights, ages, or systems.

Maintenance beats replacement
A commercial roof that gets inspected twice a year and has its drains cleared costs a fraction of one that gets attention only when a tenant reports a ceiling stain. The economics are not close. By the time water reaches a tenant, the insulation below the membrane is already wet and the repair has become a section replacement.
Draft The standard commercial arrangement is two scheduled inspections a year, spring and fall, with drains and scuppers cleared, laps and flashings checked, and a written report with photographs after each visit. Minor defects get repaired on the spot; anything larger gets quoted before work starts. In Calgary that typically runs $400 to $1,200 per visit for a small to mid-size building, scaled by roof area and the number of penetrations.
The fall visit matters most here. Anything left open going into a Calgary winter has five months of freeze-thaw to work on it before anybody is back on the roof.

Do you work outside business hours?
Draft Yes. The emergency line runs 24/7, and scheduled work outside business hours is normal for occupied buildings where daytime work is not practical. Retail and restaurant work is often better done early morning or on a weekend, and tear-off noise over an occupied office is worth scheduling around. Out-of-hours work carries a premium, typically 15 to 30 percent, and it is stated in the estimate rather than added afterwards.
