When It's Time to Replace

A repair makes sense when damage is isolated. A full replacement makes sense when the underlying system has run out of life, and putting new shingles over a failing deck or compromised underlayment is the kind of shortcut that creates bigger problems down the road.

Most asphalt shingle roofs in Calgary last 20 to 25 years. Cedar runs shorter, concrete tile and metal can run longer. The honest indicators that replacement is the right call include shingles that are curling, cracking or losing granules across multiple slopes, repeated leaks in different spots, sagging sections of the roof line, daylight visible through the attic, and damage from a major hail event that’s affected the majority of the surface.

Kristjan Marku or one of our senior roofers will walk the roof, inspect the decking and underlayment from inside the attic where possible, and tell you straight whether you’re looking at a repair or a replacement. We don’t push replacements on roofs that have life left in them, and we don’t recommend repairs on roofs that have run their course.

What a Marku Roof Replacement Includes

A roof replacement isn’t just shingles. The shingle layer is the visible part, but the system underneath it does most of the work. Here’s what’s included in a standard residential replacement with us.

Full tear-off to the deck

We strip the roof down to the wood decking. This is the only way to assess the condition of the substrate, replace any rotted or damaged boards, and start the new system on a sound foundation. Layering new shingles over old is a shortcut other contractors offer to win on price. We don’t do it.

Decking inspection & repair

Once the old material is off, we inspect every section of decking. Soft, rotted or water-damaged sheathing is replaced before anything else goes down. Skipping this step is how new roofs end up with the same problems as the one you just paid to replace.

Ice & water shield

A self-adhering membrane goes down along the eaves, in the valleys and around any roof penetration. In Calgary, where freeze-thaw cycles and ice damming are a real concern, this layer is what keeps water from being forced under the shingles when the eaves freeze.

Drip edge, flashing & ventilation

New drip edge along the eaves and rakes. New step flashing where the roof meets walls or chimneys. Properly sized intake and exhaust ventilation to balance attic airflow, which is what prevents the moisture buildup that destroys decking from the inside.

Quality shingles, properly installed

We work with hail-rated asphalt shingles from manufacturers like IKO, Malarkey and BP. The product matters, but the installation matters more. Nail placement, exposure, alignment and pattern all affect how the roof performs over the next two decades.

Thorough Cleanup & Property sweep

When the job is done, the site is left clean. We check you lawn, driveway and surrounding areas to pull up nails or pieces that may have been discarded during the replacement. Your property looks like we were never there, minus the new roof.

What To Expect

Most residential roof replacements in Calgary take one to three days depending on the size and complexity. Here’s what the process looks like with us:

Day one. We protect your landscaping, deck and AC unit with tarps and plywood. The old roof comes off and goes straight into a disposal bin staged in your driveway. Decking is inspected and any compromised sections are replaced.

Day two. Ice and water shield, synthetic underlayment, new drip edge and flashing go down. Shingle installation follows, working from the eaves up. Ventilation components are installed as part of this stage.

Day three. Ridge cap, final flashing details and the full magnetic sweep. A walk-through with you to confirm everything has been completed to the standard we agreed on.

How Much Does Roof Replacement Cost ?

The honest answer is that costs vary based on the size of the roof, the pitch, the complexity of the design, the materials selected and the condition of the decking once we tear off the old layer.

For most Calgary homes, a standard asphalt shingle replacement falls between $8,000 and $18,000. Smaller bungalows with simple roof lines tend to sit at the lower end. Larger two-storey homes with multiple slopes, valleys and dormers fall higher. Upgrades to premium shingle lines, decking replacement and concrete tile or metal systems sit higher again.
